InspectOne’s SureList Program
—
Making inspections work for you
Consider these SureList benefits:
• Set your listing apart from others. The SureList marketing and
inspection program ensures your listing will be set apart from other homes on
the market. What makes this inspection report so unique is that it not only
identifies areas or concern—it also points out what the homes strengths are…what
makes it better or more desirable than others.
• Buyers feel better about SureList listings. Your listing becomes more
desirable than others on the market because it has been pre-inspected, which
means buyers know the home’s strengths and weaknesses.
• Set realistic listing price points. You’ll receive extensive
documentation of your home’s structural, electrical, plumbing, heating,
ventilating and air conditioning (HVAC) systems allowing you to list at a price
that reflects the home’s true condition. Buyers and agents are assured of full
disclosure.
• Reduce or eliminate negotiations. Ensure that the purchase price you
accept is the amount you’ll get at closing by making corrections before the
buyer makes objections. No more going back to the seller after inspection with a
list of objections to overcome.
• Lets you offer a home in fantastic condition. With SureList, sellers
can enjoy a sense of security as they market their property—because they’ve
addressed its health, safety and serviceability issues in advance. Buyers can be
assured that the home is offered for sale in great condition—and in good faith.
• Buyers save money too. Offer buyers a full review and walkthrough with
the SureList inspector on-site at a rate much lower than having another
inspection.
A professional pre-listing inspection and your efforts to address
potential issues early on can be key to a successful closing and the confidence
of all parties involved. The SureList program exceeds ASHI and NAHI standards
so you can feel confident your inspector has covered all the bases. A SureList
inspection exceeds any city required inspection.

How SureList Works

The SureList Inspection Process …how it works
Step 1
After the initial inspection is performed, you’ll receive a
computer-generated SureList report detailing your home’s strengths and areas of
concerns. The SureList report will also provide a list of specific
recommendations to improve your home’s condition and marketability. SureList
guarantees the same thorough inspection we provide to our buyers and so much
more. It also lists your home’s strengths and updates…items that showcase your
home in ways that other listings won’t.
Step 2
At this point, any repairs or recommendations detailed in the SureList
report can be addressed.
Step 3
At any point before or during the home’s time on the market, we will
return to the property to approve any repairs made and update the on-site
inspection report. One re-inspection is included in your initial SureList fee.
Step 4
We will provide you with unique and effective marketing aids that will
help you sell your home. These include a sign rider that tells buyers the home
has been Sure Listed. We also email you digital copies of the inspection and
inspection summary. We recommend you provide on-site copies of the summary for
buyers’ takeaway. Lastly, we provide you with a free-standing brochure holder
and information that explains the benefits of SureList to complement your own
on-site marketing materials.
Step 5
Accept an offer. If the buyers wish, they can meet the SureList inspector
on site for a thorough walkthrough and review of the inspection results. Buyers
can utilize the SureList walkthrough and home review at a fraction of the cost
of a full inspection. If they do choose to bring in their own inspector, you can
be assured your property has been fully inspected. There will be few —if
any—surprises.
