How long does a buyer inspection take?
Inspecting a typically sized home takes between 2 1/2-3 1/2 hours. Because we do a two step inspection, you can choose how long you want to be at the home. Most of our clients come for the walkthrough with the inspector. However, you can come earlier to take pictures, show family or just spend some quality time at your new home.

Should I be present?
We strongly recommend you attend the inspection. Going through and doing the inspection a 2nd time with the inspector is a great learning experience. Not only can you see first hand what your new homes strengths and weaknesses are, you will also learn about maintenance and operation during the inspection.

Is the seller present during the inspection?
Very rarely is the seller home. It is difficult to talk openly about a homes conditions when a seller is present...feelings get hurt, people can get angry.

What kind of report do we get?
We leave you with a checklist at the conclusion of the inspection so you have results right away. We follow up by emailing you a computer generated report including photos.

What does the inspection cover?
The inspection describes and evaluates the condition of the home. We want you to know if there are any health/safety issues or any issues that will negatively affect your bank account. The inspection covers the home’s structure, electrical, plumbing, roof, heating and air conditioning systems.

Truth in Housing and Time of Sale

How long does a truth in housing or time of sale evaluation take?
Typically, these evaluations take about an hour at the home.

Do I need to be present?
About half of our clients are home during the evaluation and half are not. We can utilize a realtor lock box or a hidden key if one is available.

Do we need to make repairs?
Most of the cities that require evaluations also require some repairs. Most of these repairs are simple and inexpensive. You can get an idea of what repairs your city requires by going to our “City Required Inspections” webpage.

When do I need to get the evaluation done?

Some cities require they be done prior to listing and some require prior to closing. Whatever your city requires, it is always a good idea to get it done early in the process so that you have ample time to make repairs if required and comply with the program.

Do you offer pre-inspections?
Yes. A pre-inspection will allow you to make repairs and improve the condition of your home prior to listing. We will provide you with a full profile of your home’s condition and come back a 2nd time once any corrections are made. At that point we will issue your evaluation report that will reflect your home’s updated condition.
