Bloomington Time-of-Sale Evaluation – Commonly required repairs

The Time-of-Sale Housing Inspection Program provides potential purchasers with information about the condition of a dwelling and requires the correction of immediate hazards. An inspection and a report are required for all houses, townhomes, condominiums and mobile homes offered for sale.

Backflow preventers are required at exterior hose spigots and laundry tub spigots with threaded ends.
 
Watts 9D or similar check valve is required at boiler fill line

Smoke detectors: Required at each level of home and within every sleeping room.

Outlets, switches and junction boxes: Must have covers. Knockouts on junction boxes or any electrical panels must be covered.

Extension cords to permanently installed appliances are not allowed.

Flexible gas appliance connectors: Must be stainless steel and AGA approved. Gray or copper colored flexible gas connectors are typically not allowed.

Anti siphon type ball-cocks are required in all toilet tanks.

Water meter bonding jumper or ground connection to street side of meter is required.

Leaking plumbing fixtures: Must be repaired or replaced.

Excessive Garbage or animal waste is not allowed and must be removed.

Floor drain cleanout plug must be in place.

Exposed wiring or open splices must be corrected.

Water heater and heating plant vent pipes must be in good condition, with tight fittings and properly pitched upward.

Faucet and tub spigot openings must be installed with an air gap over the tub or sink.
